Three Signs You Might Need a New Roof

You might have experienced a situation where you drive by someone’s home every day on your way to work and see the roof on the house. You might see that it is quite damaged and when the roofers come to replace the roofing shingles, you have your suspicions confirmed that the house was in a big time need of a new roof.

Usually, the evidence is right there. You see a roof that is leaking or is literally falling apart and you know that a new roof is imminent. Class 4 shingles are probably on the way because whatever was up there before is no longer getting the job done.

Sometimes, however, a roof can reach the end of its life and do so pretty quietly. There might not be any roof failure. It just might get to the point where it looks old and worn, and you realize it is simply time to call the roofing company. You should have your roof inspected once or twice a year, just to keep yourself apprised of any deterioration. Here are three tell tale signs that you just might need a new roof.

1.) Your roof is 20 years old or more.

Once you get to the 20-year anniversary with your roof, it might be time to consider getting a hold of your neighborhood roofing company. Roofing contractors can help you decide if class 4 shingles are what you need or if a metal roof might be the thing to try. Age is a fact of life not only for us but for our roofs, as well. Sometimes, a new roof is simply inevitable.

2.) Your roof is going bald.

Yes, you read that right. Sometimes, due to wear and tear your roof might have some bald spots where the granules are missing. The shingles might be cracked and the roof might not be effective any longer at draining the water from storms. When this occurs, you might need either simple roofing repair or a whole new roof.

3.) Your neighbors are all getting a new roof.

This might seem like you are just keeping up with the Joneses, but that is not necessarily the case. Many people live in developments or communities where the homes were all built at the same time, or within a year or two of one another. All of the homes in the neighborhood have experienced the same weather conditions and each roof has been through what the others have, give or take.

When your neighbors all start to replace their current roof with class 4 shingles or something sturdier because of what has been done to it by the weather and other circumstances, it might be time to take a look at your own roof. Maybe a replacement is in order.
